The Georgia State Financing and Investment Commission (GSFIC) and Georgia Building Authority commissioned Richard Wittschiebe Hand for the renovation of five floors 175,000 square foot of the Trinity Washington Building. Services range from programming to construction administration encompassing building and façade rehabilitation, high-rise life safety upgrades, elevator modernization interior architecture, elevator planning, full building systems upgrades, graphics and signage, FF&E selection and artwork.
GSFIC is the State Agency that establishes funding for all bond funded State projects through bond sales as well as offering construction administration service, as the Owner’s representative, for various State entities. A programmatic goal for the GSFIC offices was to design their space as an expression of the design and construction industry, and to be exemplary in every aspect of the industry (planning, Code compliance, economy, quality and communication). This led to an open and fluid plan fostering collaboration and visual demonstration of building systems. Ceiling planes float to punctuate areas of collaboration in floors open to structure. The open structure and building systems, painted white and illuminated with efficient indirect lighting, became diagrammatic in nature showing the workings of a typical office environment. The weaving of ducts and cable trays became integral to the design. Conduit was evenly spaced, mapping lighting and life-safety systems. The space became visually and physically accessible for maintenance.
From a planning stand point, GSFIC broke the mold of predictable closed office and square cubical configurations seen in most State offices. Perimeter offices received etched glass panels to share daylight with interior office spaces in addition to fostering communication. Systems furniture panels were lowered to ease standing communication and seated privacy while providing moveable pedestals and work tables to allow staff to adapt to daily tasks and visitors. Ownership of work space was encouraged as the open plan ensured teamwork. The new horizontal organizational structure became architecture.
